Project Manager – San Francisco Bay Area

Rylko Builders, Inc. is seeking a Construction Project Manager to join our team for commercial construction projects throughout the Bay Area. Candidates should have a minimum of 5 to 10 years of overall commercial construction experience, degree in Construction Management, Engineering or Architecture, estimating ability, knowledge and understanding of all building trades means and methods, scheduling, safety, mechanical and electrical systems.

We are looking for an enthusiastic, detail-oriented team player with the ability to manage multiple interior projects simultaneously, high energy leadership, safety conscious, customer oriented and results driven; consistently meeting deadlines.

Project Managers report directly to the Vice President and Rylko Builders ownership. The Project Manager will work closely with the Project Superintendent to insure seamless project execution.

Project Managers are expected to monitor and control every aspect of a job by closely working with Superintendents to manage project budgets, schedules, safety and Client expectations. Duties and Responsibilities include but not limited to the following:

Pre-Construction

  • Coordinate and attend all project job walks.
  • Prepare preliminary estimates, quantity take offs for all trade work and preliminary construction schedules.
  • Prepare Invitations to Bid Proposals.
  • Review and analyze subcontractor bids and selection, review and present to Vice President.
  • Negotiate cost-effective subcontracts and material purchases.
  • Active participant in proposal and interview process with Clients.

Document Management/Control

  • Prepare, track and manage RFI, Submittal and Change Order Logs.
  • Coordinate and update architectural and MEP Engineered drawing sets.
  • Prepare and distribute drawings, project addendums, design changes, RFI’s and submittal logs to the project team.

Cost Controls

  • Prepare, track and manage both Client/Owner and subcontractor change orders.
  • Prepare Owner/Client change orders in a complete and timely manner, include necessary supporting material.
  • Review and approve subcontractor invoices and material invoices.
  • Forecast and prepare budget and conduct complex financial/business analysis.
  • Prepare and execute Owner/Client and subcontractor project close out.

Management

  • Actively manage, motivate, mentor and teach Project Engineers and Project Administrators.
  • Manage project team by providing direction and leadership.
  • Take ownership for every aspect of a project including track progress against goals, objectives, timelines and budgets.
  • Along with Superintendent, conduct weekly Subcontractor meetings.
  • Attend, record and issue minutes for weekly OAC meetings.
  • Collaborate and coordinate with Owner, Clients, Architects and Project Team to develop comprehensive plan for project start up and execution.
  • Establish and maintain working relationships with Owners, Clients, Architects, Construction Managers, Facility Managers, User Groups providing excellent customer service to develop long term partnerships.
  • Manage flow of information to all team members in a timely manner.
  • Set up and implement job procedures and techniques to assure timely buyout, shop drawing approval and material delivery.
  • Work with Superintendents to develop safety plans and to implement safety procedures.
  • Maintain timely and accurate reporting to Owner/Client and Rylko Builders Management.
  • Review contract conditions; ensure compliance with all contract terms.
  • Maintain quality control (integrity and excellence of completed projects).
  • Complete all job close-out procedures and conduct warranty follow-up.

Qualifications/Educations/Experience

  • A strong work ethic, high integrity level and a “can-do” attitude.
  • Strong written and verbal communication skills are required.
  • Proficient in Microsoft Office Suite, Viewpoint Construction Management Software (or similar project management software), Microsoft Project or similar scheduling software.
  • 5-10 years commercial construction experience.
  • BS degree in Construction Management, Architectural, Engineering or related field experience.
  • Able to work in fast paced environments with minimal direction from Senior Management.
  • Problem solver, resourceful in identifying problems and providing resolution.
